Home Remodeling Trends for 2011

Published by under Remodeling

Another year is over and once again we all made that list of New Year’s resolutions that we always swear this year we really will keep. If making some changes around your home found its way onto that list then here are some of the remodeling trends that are expected to heat up in 2011.

Green Remodeling, Indoor and Out

Bamboo floors, thatched roofs and chipped bark siding may sound like remodeling projects that Tarzan and Jane would undertake, but an increasing number of average homeowners in the US are warming up to the idea of green remodeling. The good news is that prices are also coming down as more and more contractors are educating themselves in the art of eco friendly remodeling.

Remodeling for Relaxation

With the economy still taking its own good time in showing signs of recovery and the real estate market still in the doldrums, homeowners are still looking for ways to de-stress at home. For many that means creating new spaces in the home they have that offer comfort and relaxation. For some that means creating a “zen like” spa bathroom, while for others a basement game room fulfills their need to get away from it all.

Planning for the Future

Remodeling contractors across the country are noticing that the trend for “aging in place” remodeling continues to increase. Even if they are years away from having to worry about needing such things, savvy homeowners are planning for the future by commissioning bathroom, kitchen and general remodeling tweaks that will make their homes more accessible, improving the chances that they will be able to avoid having to leave the home they love should their mobility decline.

Making Smarter Hiring Choices

Consumers are getting smarter when it comes to hiring the right remodeling contractors. Finally, after years of nagging from industry experts, consumers are seeking help when it comes to finding reliable contractors for their remodeling projects and yes, they are actually checking those references!

Benefits of Hiring Residential Contractors

Published by under Remodeling

Residential contractors refer to those general contractors who specialize in the construction of houses, condominiums, and apartments. They take up housing projects and either work as individual professionals or representing construction companies. However, often times you also find these professionals being hired by property owners and developers. However, most of them limit themselves to residential projects and rarely venture into large-scale construction projects such as bridges, industrial structures, sewage systems, etc.

Like any other professional in the field, residential contractors also need to evaluate a project before they can provide accurate estimates for your project. They usually take up a project from start to finish and most often hire subcontractors, laborers and equipment required to successfully complete the project. However, some established professionals own their own equipment and have their own team of subs and laborers. They usually have the expertise and experience to take care of all aspects of a project and have all the necessary contacts to obtain supplies such as steel, concrete, lumber, electrical equipment, etc.

If you intend to become a residential contractor, you need to have a basic qualification in construction science, construction management, civil engineering, or other related subjects. Courses are also available in site planning, construction methods, designing, contract administration, information technology, business and financial management, etc. You should also have a minimum of five years work experience in the field either as an employee or as an assistant to any contractor who specializes in residential construction. Further, you should also comply with your state or local regulations with regards to the necessary licenses, certifications, insurance, etc.

To be a successful residential contractor you also need to ensure the safety of your team. In addition to the intelligence and the skills required to solve issues, you should also have the stamina to spend long hours at the work site. Some of the common issues that generally come up at construction sites relate to accidents, weather changes, material supplies, and employees. Also, it is important that you adhere to the terms of the contract to ensure the successful completion of your project.

Construction work involves a lot of stress and the work environment is noisy, dirty, and poses several health hazards. Further the hours are also unpredictable and long. Most residential contractors have to work 24×7 to complete their projects. In spite of such a taxing work nature, a residential contractor’s job is considered highly profitable. Incomes can be higher if the contractor is dealing with bigger projects.

Economical Residential Remodeling Projects Increase In Popularity

Published by under Remodeling

During a tough economy, it may not be convenient to undertake a home remodeling project. It is during these tight financial times that contractors find themselves doing many projects that “need” to be done, rather than those that people would “like” to have done. Northern Virginia residential remodeling projects that get the most attention from contractors more recently tend to be maintenance, extensive repairs and upgrades. Some projects are more involved than others, but may be tied to issues of safety or frustration.

One of the most popular targets of recent home improvement attention is the bathroom. When the functionality of an outdated bathroom is questionable, many homeowners are ready to take the plunge. Over the years, Northern Virginia building codes have been changed and upgraded. Homeowners are finding themselves updating many aspects of the bath that are related to health, safety and even energy conservation issues. Some are done to maintain compliance, while others are simply a matter of being environmentally and utility bill conscious. Low flow shower heads, low flush toilets and replacement windows are just a few of the things that people change. Some requirements include a switch that limits how hot the hot water can be and installation of bathroom vents that prevent moisture issues which create mold problems. A Northern Virginia bathroom remodeling project usually includes replacement of moisture damaged wood and subflooring, and worn bathtubs and showers.

A government energy tax credit has encouraged homeowners to use certain items that have been deemed energy efficient while doing a home remodeling project. Many of these items are appliances. One of the most popular is the tankless hot water heater. This can be installed among other remodeling initiatives, such as a new washer and dryer or a new shower. Energy efficient replacement windows are now being installed where painted shut windows with deteriorating glazing once belonged. Modern vinyl windows block the radiant heat energy from the sun, which makes rooms warmer. The newer versions are a tighter fit with fewer drafts and reduce energy bill that way as well. Modern appliances use less energy and also radiate less heat while in use. These appliances are more efficient in time usage, as well. It takes less time or none at all for a cook top or oven to preheat.

Other Northern Virginia home remodeling projects are targeted at discount home improvement. Customers are looking for a better deal on materials, such as those already in stock that were not used for other contracts, or things that just cost less. For example, cosmetic facelifts add curb appeal to the home without spending a lot of money. Deteriorating wood trim may be wrapped with aluminum or vinyl to improve appearance. Rotting wood is being replaced with more durable, water resistant materials on the home’s exterior in places like gutters and railings.

Guideline On Home Renovation

Published by under Remodeling

Home renovation projects should be planned and decided upon very carefully for various reasons. You don’t want to waste your money on miscalculated amounts of materials or unsuccessful results. You also don’t want your home to become damaged instead of improved because your renovation decision is a fail. Thus you will need a useful guide to lead you to proper home renovations.

You need to set the things which you ought to prioritize regarding your home renovation and stick to them. For instance you want to put ceramic tiles on your floor but you discovered during a heavy rain that the roof is leaking. In this situation, you first need to repair or replace your roof before you can proceed with floor refurnishing.

Next, you should also discern what you can possibly do. Before deciding on a major decision for home renovation, it may be helpful to first consult with an expert builder or architect who can tell you about your home’s weak and strong points. Perhaps you already have made some plans but with the help of these experts, you will have a guarantee if your plan will indeed be proper or will just cause more inconveniences.

For example you are planning on certain home additions like a room or a wall. With the help of experts you can decide if that addition will just be fine on your plumbing, heating and electrical systems. The architect or builder consultant will also advise you on lawful building codes that you have to follow as well as required permits and zoning.

Then you have to determine if the renovation you have on mind is actually feasible with relation to your financial means. The amount and cost of materials and labor must be known and estimated. You can always ask for quotations from local builders, construction firms or suppliers of building materials. You will need several quotations then choose one which you think is most reasonable than don’t forget to add up to 15% more to cover unexpected cost like material wastage and delays. Once you know all how much you will need, you may start looking for financial assistance from banks and lenders.

Minor projects could probably be done on your own or with the help of some family members. Yet if a major home renovation is what you have in mind, perhaps looking for professional assistance will be a smarter thing to do. Some homeowners decide on doing the renovations by themselves, thinking that they can save money by doing so. Yet in the long run, they would realize that things could have been better if they simply hired a professional for their home renovation. Professionals can help you draw up renovation plans, obtain permits for inspection and construction. If you are not very familiar with home building and renovating, chances are you will not have a precise idea on what needs to be done. The experts can be of better help to you in this matter because they are doing this almost every day of their lives. They can perform more complex tasks and they also have appropriate tools.

Once you have picked a professional partner to assist you in your home renovation projects, it is always better to put your partnership in writing so that all expectations will be met and restrictions be followed, if any.

A Walk-In Closet In Your Room

Published by under Remodeling

If your wardrobe is as big as a bedroom then go ahead and make your extra room a walk-in closet. Your walk-in closet should have sensible storage space, a large island, a seat by the window, and a soft, neutral color scheme make your closet the perfect spot to get change and get ready for the day. Lighting is critical in a room like this so you ought to have a plan for both the general and task lighting. Think of what the chandelier should be like and how many pin lights you should have throughout the room. You must also have a cloth hangers closet for you to put your slacks, dresses and suits.

You could spend your money on matching hangers for your clothing. Matching hangers will create visually appealing lines throughout you walk in space and at the same time ease the difficulty of several objects becoming sunken and lost between other clothing because clothing rests at different lengths.

Install shelves and clothes hanging poles for blocking. These blocking allows the screws in any kind of fixture to find solid objects instead of hollow dry walled cavities. All you need to do is to determine where shelves, poles and any other bracket might be placed. You can then use a 3×6 material placed on its side in between wall studs to form your blocks. Turning them on their side gives you a 4.5 inch wide target area.

Lastly, do remember to manage hanging outfits through their type. Instead of separating your tops from bottoms, see to it that you can organize your wardrobe further by classifying objects by style and purpose. You can also further divide tops by use, along the lines of graphic tees, casual wear and athletic. Hang the formal tops in cloth hangers closet.

How to Get More Money For Your Home

Published by under Remodeling

It is safe to assume that when you are looking for ways to get more money for your home, you were thinking of selling it. There are people who buy houses as investments, and they have all the intention to let it go down the road. But no two houses are created equal so if you want to get the best value from your investment, here are a few tips for you.

1) Property is about location. If you want to invest, buy a house in a strategic location preferably with everything in place, like public facility for education, transport and others.

2) Invest in the right type. Do you have a buyer in mind? If you are aiming for singles, then an apartment might suit your portfolio. Other buyers’ profile will match with different type of house so spend some times looking into this.

3) Financing issue. To put it simply, if you bought a place with cash money and need little help from financial institution, when you do a transaction, you are going to maximize your profit because you owe minimum amount to the other party. That is not the case if you finance it fully.

4) Interest rate. Your future buyer might need to take up loans to finance a purchase. If that is the case, a good interest rate will greatly help to facilitate the buying process. Hunt for a bargain once you have decided to sell off your place.

5) The right remodeling. A standard house will probably sell better than a remodeled house done wrong! If you fall in love with the place and start adding things to please your eyes only, it might look different from your prospect point of view. Before you do anything to your house, make sure you have given it a thought to its long term profitability.

6) Right timing. Obviously, if you have buyers lined up to grab your property, it is a good time to consider letting it go. Time is not going to stay prosperous forever so when the sign is right, just follow along.

Temporary Walls to Section Off Your Apartment’s Space

Published by under Remodeling

A lot of individuals these days are choosing to have a roommate live with them in order to be able to make ends meet. The recession is still affecting a multitude of people adversely. So, in order to cut back on some of the stress it is fairly common to see people in NYC asking for roommates. All you need to do is install temporary walls in your present apartment, and you will be able to have a roommate stay with you, without being burdened by having them in your living space.

A temporary wall is nothing like a traditional wall, where excessive work has to be done to it. In fact, a lot of landlords do not have any problems with one of these walls being erected, because they go up pretty easy and they can be taken down accordingly as well.

The benefits of having one of these walls installed are abundant. The main reason why a lot of people are choosing to rent out a portion of their apartments is because they are trying to gain an extra income, so they can afford their financial obligations. These walls can easily be constructed and they will not cause any damage to your present apartment. In fact, once they are taken down you will never even notice that the walls were put up at all.

If you do not consider yourself to be a handy person, you should have the temporary walls installed by a professional company that engages in this type of work. Screws are normally the only thing that is used to install the wall, therefore there will be no indication after the wall is removed that there ever was a wall to begin with.

Ever since these walls were first introduced to the general public, people loved the idea that they could still have their privacy and still rent out a certain portion of their apartments to an additional person. You can easily create your own living space the way that you want it, simply by choosing to have one of these walls installed.

Obviously, one of the first things that people tend to ask when it comes to having to decide upon these walls is how much the walls will cost them. The price of having temporary walls erected is actually extremely reasonable. In fact, chances are that your roommate will simply adore the idea that they will be willing to help you obtain the necessary funds that you need in order to have the wall installed.

The largest benefit of having one of these walls is that you have the ability to keep a roommate in your apartment in NYC, without ever having to see them. The walls make it seamless to create additional space within a small secluded apartment, so you can make room for a roommate. Also, upon deciding that you no longer need the wall, or the roommate to stay with you, simply remove the wall to have your old apartment back, without any damage done to it.

So, if times are tough and you really need help making it on your own, you can always rent out some of your space to another person that is in your same predicament. The walls give you the option to add more space, or at least enough space for another person to be able to live comfortably with you, without disregarding your privacy.

To add to the benefits of having temporary walls in your apartment, most contractors will offer to paint the new wall, so it will match the existing walls that are already erect in your present apartment.

To divide a big open area into smaller units, temporary walls can be easily set in place. Temporary office walls provide privacy for workers handling sensitive information.

How We Managed to Get Our Apartment Owners to Pay For Our Apartment’s Renovations

Published by under Remodeling

I love living in New York! I get to live in a neighborhood almost as old as America itself. It’s the kind of ‘hood that’s fading away with the Yuppies’ penchant with knocking down buildings and putting up condos. It’s the kind of place where people nod at each other, sometimes even know each others’ names. I’m also blessed to be situated in an old brick walk-up, probably almost a century old. It’s a shame, but these places with “age character” also come with some inherent problems with their age. No elevator, drafty windows (and walls), shaky steps.

The apartment complex was broken-down when I first arrived in the city. Vestibules scented of bum urine, doors without locks, and my bedroom had some disappointing attributes. Nothing looked “nice.” Thank God, my Super realized that renovating everything would be worthwhile in the long run. We worked out a way to “pay” him by my paying for renovations, and we were on the way! First step is to find your New York restoration construction company.

As the people in charge of our New York restoration, corporations were hard to choose. We were forced to look around for a NYC Restoration Corporation and select the one we thought was best. Then, we drew up plans, worked out a budget, and got approval from the Super. Finally, everyone signed off on a contract, and away we went!

Sure, it was noisy. It was kind of a pain in the butt, honestly. But the transformation was incredible! When you suddenly see that stupid wall knocked down for the first time – the wall that’s inexplicably cutting off access from the living room – you’ll be overjoyed. Our New York restoration company fixed up the bathroom and the kitchen, then moved on throughout the apartment. We had real electric plugs! The kind where you don’t have to buy 16 adapters just to plug in your laptop!

I can’t tell you how great it is to be able to live in a neighborhood and building like ours AND have the joys and benefits of a modern condo! It’s amazing. I’m the envy of all my friends. Every time I fretted about having a contractor in my house, first thing in the morning, I look over at the new kitchen/living room area that knocking down a stupid wall added. Now I can have wine with my friends and watch a movie, or have a dinner party for more than say… the maximum of maybe 3 people who could fit in my apartment, before the renovation.

I won’t go on to recommend one New York renovation company over another, but I will say that doing your research is important and valuable. Try looking up online all the various New York restoration corporations who’re available, and read reviews on Yelp or Google. Make sure you get everything on paper, and make darn sure your landlord’s got his signature on everything, too.

I don’t know if our situation was unique, but we couldn’t be more happy with our apartment, the way we were treated by our york restoration corporation, or how quickly everything came together. Before you dismiss this out of hand because someone else owns the property, remember: you have to pay someone for the right to live where you live. Why not pay the guy who’s going to make your apartment into a living dream? Our York restoration construction was a dream come true. For me, and probably for you, too, it’s well worth the headache.

Lefty is based in New York City and spends his time with construction york restoration, doing whatever possible to make his apartment more beautiful and livable day in and out. He plays softball in the summer and enjoys fishing when out of the city.

Damp Specialist

Published by under Remodeling

All too often in our industry we receive calls from the general public, builders and industry professional alike who have fallen foul in one way or another of a supposed ‘damp specialist’. Finding the right person or company to undertake damp proofing or waterproofing work is often the key factor in firstly getting the correct diagnosis of the problem that you have and secondly in achieving the correct solution.

We will always recommend that our systems (particularly below ground) be installed by trained and assessed specialists. They will ultimately be responsible for both the design and the installation which means that they will give meaningful, insured installation guarantees for the work they undertake and with most of our recommended contractors having design liability insurance this also allows you to delegate the full design liability for the damp or waterproofing aspect of the project to them. Associated Specialists are approved installers of a number of waterproofing products and as such will, without bias, put forward a design using the system or systems which they feel will be the most suitable trouble free and effective in the given circumstances.

There are many people out there who purport to being damp specialists and able to carry out surveys and ultimately the required damp or waterproofing works. Unfortunately there are a fair proportion who shouldn’t be within 50 miles of this type of work. Here are a few things we would recommend you look for when deciding upon a specialist.

How long has the damp specialist being trading?
What relevant and/or industry qualifications has the specialist achieved?
What examples, case studies, testimonials can the specialist provide to prove their experience and competency?
Have the damp specialists attended the school of waterproofing course?
Are they affiliated to relevant governing bodies and associations and ask for proof.
Check out the damp specialist’s website.
What guarantees and insurances can the damp specialist offer. (Beware of anyone offering a manufacturers warranty)
Does the damp specialist employ his own labour to carryout the damp proofing/waterproofing.

Our Specialist Contractors are a select group of waterproofing and damp specialist contractors chosen by us as the recommended installers of our products. In conjunction with their own training programmes the specialist waterproofing and damp specialists are trained by our staff and constantly assessed to ensure they are worthy of the name. This may sound a little conceited but we feel by making the people we recommend jump through lots of hoops and over some very high hurdles we go further than most to achieve quality assurance from the start to the finish of any damp or waterproofing project.

No matter where the project is in the UK we will be able to provide those who want it lists of Our Approved Contractors in any post code area.

Warren Muschialli is a Director at John Newton & Company, the leading independent provider of basement waterproofing and damp proofing solutions in the UK. John Newton & Company have provided basement tanking solutions for thousands of properties in the UK
