Its been said that when building a new house, you’re faced with the all-too-common dilemma of finding a house plan that you love AND one that you can live in. This actually is kind of tough, and many new builders struggle through the selection process tirelessly. They go to all the websites and look at all the pretty renderings of house plans on picturesque lots. Well the truth is, its not like you’re buying a car, where you can test drive it for a little while.

Let’s not be mistaken. House plan websites offer an incredible service, providing many house plans in one convenient place. Their professionals can modify the design, flip the house around, or even give you a material list and cost to build. One would think that you couldn’t go wrong with such a service. But unfortunately, these websites are very proud of their plans. Though you may have fallen in love with a particular plan, you may take a pass on the whole process simply because you can’t afford their prices.

For example, let’s examine the typical pricing structure of a house plan website:

Of course, these prices are generalizations, but anyone who’s familiar with these websites knows that they’re not far from actuality. Many people simply get discouraged because the upfront cost of a house plan that they’ll have to have modified by a local architect anyway is too high. As a result, future homeowners and new builders put off their plans, or secure the services of a local professional. But why are these prices so high? None of the websites can offer you a reasonable explanation. Sure, its their product and they can charge whatever they’d like, but is the market value of house plans really so high?

In order to understand the “actual” value of a house plan, let’s examine the process of creating them. First, a customer comes to a local architect or drafts-person and requests a custom-drawn plan. They discuss the elements of the home, both interior and exterior, and then the professional gets to work. Usually, the homeowner can expect a fee of between $1000 and $3000 for the services the designer. After a lengthy process of review and modifications, the designer reaches completion and delivers the plan to the customer. At this point, the designer has been paid for their services. Now, the customer has their product, and the designer has a house plan on file that can be sold at a later date. Some savvy designers decide to partner with these plan websites, who will then market the plans for the prices listed above.

You see, the main cost of the house plan has already been covered by the original customer. There’s nothing wrong with trying to sell the plans for this amount, but its really not necessary. As a potential home-builder, you should diligently seek other options. Once you sift through the first couple of hundred websites on a typical internet search, you’ll begin to come across some legitimate businesses that have plans for sale at reasonable rates. You’ll also come across companies that will provide you with custom drafting services so that you can have the exact plan that you want. Remember, that no matter where you buy your plan from, or no matter who produces it, you’ll still likely have to procure the services of a local architect or engineer in order to satisfy building department requirements.

In conclusion, be patient and don’t get overwhelmed with all the high-priced plans. Seek out local businesses and internet companies that provide house plans for reasonable rates. Most of them are designers that are selling their pre-drawn plans. Don’t be afraid of low-cost options, but make sure to verify the quality of work that you’ll be getting. And don’t forget the end cost, where you’ll have to pay for the services of a local professional. Many people have found themselves much better off by purchasing a low-cost plan, then having someone local bring it up to code or make modifications. If you go that route, you’ll very likely to end up paying less than the full purchase cost of a house plan website.

A Big List of House Design Tips

If you are thinking of designing your own house, here are some tips you might want to consider:

1) Shower stalls should be made wider than in years past. This is because more people are heavier than they used to be.

2) Radiant heat is healthier than the normal forced air heat that is in all new homes today. Radiant heat will increase the value of your home and it is best installed when the house is built.

3) Make sure you put the laundry room on the same floor as all the bedrooms. Many houses have the laundry room on the main floor and the bedrooms upstairs. Who wants to have to carry all the laundry up and down the stairs every time?

4) If you must have the laundry room downstairs and the bedrooms up top, you might consider installing a laundry chute.

5) This is your chance to have all the built in speakers installed exactly where you want them. You might also think about soundproofing some rooms or the whole house.

6) Do you like wine and want a wine cellar? This is your chance to have one built just like you want it.

7) A large entry way is always nice and sets the whole tone for your new house. Make sure you make your entry way large enough to have a nice coat closet and room to greet visitors.

8) Designing your own house gives you the chance to put in higher ceilings. Rooms look and feel larger with higher ceilings and this should always be done if possible.

9) Many new homes now have garages that are not wide enough for SUV’s. By designing your own house, you can make sure this does not happen. Also make sure your driveway is wide enough to accommodate any vehicles you might have.

10) If you plan in advance where you will want all your furniture and electrical gadgets to go, you will then be able to insure the right quantity and placement of all electrical outlets. Many times when you move into a new house, you will find the light switches and outlets are not in the places you would like them

11) Make sure you install new CAT5 wiring throughout your house for your computers. All new homes should come with the latest technology or you may have to lower your price when you go to sell the house.

12) Put two sinks in the kitchen instead of one. This is one of the advantages of doing your own house design – you can add a sink like this that would never come in a regular home built by a company builder.

When it comes to designing your own personal luxury home, there are a myriad of options to choose from. Craftsman House Plans

Owning a craftsman home plan is like owning a piece of history. Some of America’s most prominent architects designed the Craftsman style home. The designer we think of most was Gustave Stickly. Mr. Stickly started off his career as a furniture designer. After finding great success with his furniture designs he branched our to house plans. He developed the craftsman home design.

The design is known for its simplicity. These homes are normally informal. Charm just oozes from this home design. The curb appeal of these homes makes them a hot commodity in the housing market today.

“The Craftsman,” magazine created by Gustave Sickly promoted the craftsman style. Craftsmans homes gained their name from this very magazine. The homes show off artistry in their home construction and interior furnishing. The craftsman home was for the do it yourselfer. Mr. Stickly urged people to take the craftsman home plan and build it themselves. The original design made it affordable and available to the average home owner.

Mr. Stickly does not get sole created for the homes popularity. Other top designers of the time like Henry Mather Green and Charles Sumner Greene also made this style of home common to the average consumer. These two men meshed arts and crafts with wooden buildings from Japan and China. Like so many other new house plans being developed in the US, the craftsman found its home in California as well.

The influence of the Arts & Crafts movement during the 1800′s in England gave the Craftsman house plan its foundation. This movement was started by John Ruskin, William Morris, and other English designers. The informality and simplicity of the plan was contradicted the Victorian period and the effects of the industrial revolution.

The exterior of craftsman homes differ as you cross the US. In the west craftsman homes are found with stucco and wood. In the Midwest homes are widely found with brick exteriors. As you travel further east you will find homes with more shingles on the facade.

What Pole Barns Building Suppliers Don’t Want You to Know

Most pole barn kits utilize the simple construction technique of post and beam construction, which anyone can do on their own with a little basic carpentry experience. Don’t have the expertise? Then hire a carpenter by the hour to help you plan and build your project. Simple pole building projects can be constructed over a weekend if you have pre-arranged all of your basic building materials and have several friends or family members available to help you with the heavy lifting. There are 3 basic steps to constructing your own pole barn:

STEP 1 – POLE BARNS PLANNING. You’ll need to decide how big your pole building will need to be, and then adjust your overall measurements slightly to be a multiple of standard building material supply lengths. This design tip alone will save you hundreds of saw cuts and carpentry time. You’ll also need to decide if your pole barn will require concrete slab foundation inside, or if a dirt floor is all you need. If you plan to construct your own pole barn we highly recommend you spend the $10 to purchase a decent pole barn plan – this will save you many headaches and dramatically speed up your construction time.

STEP 2 – POLE BUILDING SUPPLIES. All of the necessary supplies for a basic pole barn can be sourced from your local building supply store. You’ll need some concrete mix for the post footings, and more if you decide to pour a concrete floor slab. You’ll also need treated posts, your preferred siding material, 2 x 4′s, nails, fasteners, and your preferred roofing material. To speed things up you can pre-order roof trusses, or buy gusset fasteners to build your own.

STEP 3 – RAISING THE BARN! Once the concrete has set in the footings you are ready to begin framing the post skeleton of your building plan. This is a very simple process that is simply repeated until all the post framing is completed. Once the frame is in place you can attach the outer siding to the frame. From there you can move to the roofing truss installation, roof framing and roof finishing. Popular choices for both siding and roofing are metal because its light, durable, cheap, and won’t rot or rust over its lifetime.
