Move Over Copper Pipe, PEX Plumbing is Here to Stay

Published by Modesto Decorator under Plumbing

A home plumbing system should meet the needs of the homeowners. If the homeowners want hot water on demand or leak-free connections, then the system should be able to handle it. The longer someone waits for hot water to reach the faucet or shower head, the more water goes down the drain. A typical homeowner loses 12,000 to 38,000 gallons of water per year waiting for hot water.

A plumbing system should also be both durable and reliable. No one wants to discover water stains on the first floor ceiling or mold growing underneath the carpet in the master bedroom. In many instances, water has been leaking for a while before the damage is discovered. A plumbing system that can provide peace of mind is essential.

Today, most homes have copper pipe plumbing systems for water distribution. Copper pipe is easier to work with than other metals like lead and iron, and it’s relatively non-toxic. The availability and water-resistant properties of copper have made it the first choice for most homebuilders for the past century. But as new materials are developed and the price of copper increases, copper piping is no longer the first choice for plumbing systems. A relative newcomer, PEX, is quickly gaining popularity as an excellent material for water supply systems.

Copper pipe plumbing systems

The conventional copper pipe method of plumbing requires that the water supply line branch at the water heater, with the hot water line running through the water heater and then running in tandem with the cold water line throughout the home. Smaller-diameter lines branch off from the main lines to serve water-using fixtures and appliances. This plumbing system requires more fittings, and pipe sizes vary according to the loads they carry. With this system, the water supply is subject to pressure loss if several fixtures on a branch are used at once.

Copper pipe also has to be run around obstacles, so more connections and intersections are required. Sweating and connecting the joints of a copper plumbing system takes time. Furthermore, after construction, the pipe connections are inaccessible. Since many of the joints are hidden behind finished walls, if there’s a leak, the homeowner may not realize it until substantial water damage has been done to the home. Repairs from water leaks can be costly and difficult.

PEX plumbing systems

A new method for water distribution in residential homes is gaining popularity among homebuilders. Known as PEX plumbing, cross-linked polyethylene (PEX) is a flexible plastic piping composed of individual molecules that have been permanently linked together. Cross-linking the molecules creates a durable, stable plastic that can’t be melted and reshaped. The unique features of PEX allow it to be configured in a number of different ways that can increase the performance and water savings associated with the plumbing system. Copper and CPVC are both reliable materials for plumbing systems; however, PEX tubing has several important advantages that make it the best choice for water distribution:

* PEX requires fewer connections. The tubing is available in long coils and is flexible enough to bend around obstructions without the use of connections. Fewer connections mean fewer opportunities for connections to leak and cause water damage.

* PEX is easier to install. Fewer fittings and a lightweight, flexible nature mean PEX tubing can be easily run around and through obstacles in the home and can be installed more quickly – resulting in lower labor costs.

* PEX reduces maintenance and repair costs. Service is relatively simple, since manifolds are corrosion-resistant and the connections are visible. PEX is plastic, so it doesn’t experience pitting, either.

* PEX improves energy efficiency. It reduces the amount of heat lost from water in the piping, increases the response time of hot water, and decreases the amount of energy the water heater uses to deliver hot water.

To ensure a comfortable living environment, a plumbing system should meet the demands of the homeowner. PEX offers homeowners too many advantages to ignore. Although copper and CPVC have good track records in the plumbing industry, PEX’s reliable, flexible nature — as well as its ability to increase energy efficiency and reduce installation time — make it the best choice.

High Pressure Water Jetting

Published by Modesto Decorator under Plumbing

The drainage industry is growing in leaps and bounds. The rise in heavily packed households and town ships where drainage systems are implemented with more planning and precision, importance has been given to the maintenance aspect of the drainage industry sector. Both in the commercial and domestic sectors, drainage companies have brought in many new technologies for the better treatment of drainage and sewages. Technologies such as CCTV surveys are very popular amongst the drainage companies, but the most popular and most preferred drainage related issues are high pressure water jetting equipment.

High pressure water jetting is done by using drain jetting equipment which can also be named jet vaccumation. Water is pumped by using large pressure into the drainage lines or sewage lines. This cleans all the debris and other wastes that are accumulated in the drain. Using this method is any easy way to clean the pipe line. High pressure water jetting can help to bring the drainage line back to its original condition without replacing the pipeline. Cleaning drains with high pressure water jetting equipment is a cost effective method. If jetting machines are used for drainage cleaning, the work becomes easy and value for money.

Most people do not give much importance to the maintenance part of their drainage systems. People are only bothered when they have to face up to problems with the system. When no due care is given to the drainage system, a small issue has now changed to a larger issue, which then makes the job an expensive one. Drainage cleaning is essential for the benefit of yourself and also people who live nearby. A stinky drain is a nuisance for your neighbourhood. It is essential that you do not deposit huge amounts of waste items through any of your sinks. Solid items thrown out into the drains may cause blockages within the drainage pipes.

Cleaning your drains with high pressure water jetting machines are far more effective than using any other methods of drain cleaning. Cleaning the drain with a water jetting machine can make the drain cleaner for a longer period. Using quality material for your plumbing works is very important in the drainage design. If low quality pipes are used in your installation of your drainage, there are chances for the pipes to break while water is pumped in with high pressure. Finally, you will have to reinstall the entire drainage system, which will be a costly affair. Effective use of water pressure jetting equipment is possible only with all these factors in mind.

Fix A Leaking Outside Water Faucet

Published by Modesto Decorator under Plumbing

Sometimes you run across a leaking spicket that is on the outside of the house. If you live in the city, this could increase your water bill not by much but still an increase. If you live out in the country this might increase the electric bill because the well keeps on running to provide that water.

Depending on the type of spicket that you have will depend on the fix. If you have a standard compression spicket, which usually has the round metal handle on it, the leak may be coming from the handle stem, if so all you have to do it tighten the packing nut that is buy the handle. To do this just take a wrench and tight the packing nut around the stem. Now if that doesn’t fix it, and the handle is still leaking, or that the leak is coming from the spot, we are going to have to take the take the spicket apart.

To do this we want to start off by shutting off the water to the spicket. This is done usually in the basement or crawl space. Now if your house is on a concrete slab there is one of two things you can do. One is shut the water main off to the entire house, or if you are lucky and the plumbers installed a shut off for that spicket, which they most likely didn’t do, you can turn that off. The same goes if you don’t have a shut off in the basement for the spicket, you have to shut off the main to the house. Now the main to the house will have a large meter on it known as, you got it the water meter. There will be some sort of valve near it. Warning! DON’T SHUT THE VALVE OFF THAT GOES INTO THE METER. This will get you into a lot of trouble it tampered with. The valve that we want is on the out of the water meter.

With the water shut off, its time to get to work. Now go outside and turn and open the valve to release and water that is in the pipes from the inside valve to the spicket. If you had to shut the main off go every fixture in the house and open them to release the water and the go to the spicket and open it. This will remove any water from the house and then you don’t have to work with water coming at you by surprise.

Now, if the stem is leaking we are going to want to remove that part from the spicket. To do that, we are going to need an adjustable wrench. Behind that packing nut there is a spot that you can place an adjustable wrench and unscrew the assembly. Completely unscrew that packing assembly and remove it from the spicket. Now we are going to want to get to the packing nut washer. To do this we need to unscrew the handle on the assembly. There should be a nut or screw on top of the handle that you can unscrew. Unscrew it and remove the handle.

Next you are going to want to unscrew and remove the packing nut. Inside the nut you are going to find some type of washer, either a Rubber packing washer or graphite packing string. Remove either and replace with a new matching one. Now if you can’t find a matching washer for the packing nut, you can use graphite sting. Wrap the string around the stem and the push the packing washer over it and tighten it down. You can do this by using a flat blade screw driver. The reverse the steps, first by reinstalling the packing nut, put the handle on the assembly, put the assembly back in to the spicket, and tighten.

Now if the spicket was leaking from the spout, all beginning steps are the same to get the assembly out of the spicket. Then you are going to want to replace the compression washer that is on the bottom of the assembly. Unscrew the nut that holds it in place and replace the washer with it exact match size and shape. Re-screw the screw back on to the assembly to hold the washer. Then reinstall the assembly back into the spicket. With the spicket reinstalled it is safe to turn the water back on. Make sure that all the faucets in the house that you opened are closed first.

How to Disguise a Not so Smooth Wall

Published by Modesto Decorator under Painting

Do you have one of those walls, with nicks and bumps and just all round tired looking wall? Maybe you removed very old wallpaper and its left a wall that either needs to be replaced with new drywall or plastered.

Well, if this project was not in your budget this year, then why not try working with it, instead of covering it up! Have you ever done a faux finish? painted a mural? well both of these methods are great ways to extend the life of a “not so nice wall”.

First of all, make sure you wall is clean and dry, and any loose bits have been removed, then decide on your color theme. A mottled look is a great quick way to give the wall some life and a old world plaster look, and you can achieve this by painting the lightest color first. Your color theme should be of similar colors or just different shades of the same one for a mottled effect.

While that is drying, get your next colors ready in small trays and add some glaze, (this extends the drying period to give you time to work with it) or if you can’t get any glaze, thin the paint with a tiny bit of water, but you will have to work fast. Once your base coat is dry, start dabbing on your next color and find the effect you like, or take a cloth and basically “wash” the wall lightly with it, and keep adding other colors that are part of your theme.

You should end up with a mottled look, that can appear like old plaster, and with your walls lumps and bumps this will actually help give it the look! You can experiment with different techniques, you can drag a dry paint brush through the wet paint to give a linen look.. just try different ideas, you have nothing to lose, this wall will look way better no matter what you do at this point! So don’t worry if you are not a great artist, this makes for a nice bit of artwork when done and extends the life of the wall.

Another great way is to paint a mural pick something simple to begin with, and then make sure you have the colors needed a quick hint, you don’t want to be spending hundreds on all different colors of paints, just pick a simple scene that can use different shades of about 3 colors or whatever you have around your house if using latex, you can mix them to get your shades such as for trees, or sky or water make your mural simple and not too busy, and have fun! Depending on where this wall is, you could also let older kids become artists!.. especially since they love to paint on walls anyways, and this would definitely become a conversation piece!

Don’t Forget The 5th Wall

Published by Modesto Decorator under Painting

If asked, “How many walls do you have in a room?”, most would answer without a second thought “Four”. After reading this article, you might re-think your answer. In fact, the ceiling should be considered the fifth wall in a room, and should always be considered when developing an interior design plan.

Just like the other four walls, the quickest least expensive way to change your ceiling design is by painting it. Even if your walls are white, your ceiling doesn’t have to be. Color on the ceiling will give the room dimension and personality. Soft colors will make the room open up and evoke feelings of the outdoors. Imagine painting your bedroom ceiling a soft blue, sunset peach or mellow yellow. If you have a dark room, you can paint the ceiling in a high-gloss finish that will capitalize on the room’s available light (Caution: high gloss paint will highlight flaws in a surface). If you have high ceilings and you want to ‘bring the ceiling down’, you can paint the ceiling a dark color such as chocolate brown. If your ceilings are low or average height, consider painting the ceiling a lighter shade of the wall color (mix one part of the wall color with two or three parts of pure white).

Another option when using paint on the ceiling is not to paint the entire ceiling in a color, but to paint large squares, circles or diamond patterns. The paint colors can be monochromatic, or a mix of different complementary colors. This approach is particularly good for modern/contemporary design plans. You can hire a professional artist to paint a mural on your ceiling. It doesn’t need to be a complicated design; it needs to flow with the other design elements in your space.

Of course there are other options for ceiling design besides paint. Wallpaper on the ceiling is another way to complete a room. (Note: Just like when you wallpaper your vertical walls, the ceiling texture needs to be smooth prior to application.) You can use patterned wallpapers, or a textured paper such as grass cloth. You can tile your ceiling in small mosaic glass tiles. This approach is a great option for powder rooms. The sparkle of the tiles will add great color and dimension to a small space. Wood can be used in many ways too. Here in Arizona, a popular way to dress a ceiling is with wood beams. If you have an Old World, Rustic or Southwestern design scheme, this is an excellent way to add dimension to a room. You can take it further by using wood planks on the ceiling. Armstrong Building Products offers Woodhaven Planks that come in ten different pre-finished styles and install with a clip system. Armstrong also offers Tin Look Paintable Ceilings that include shapes such as triangles, squares, circles and even tin tiles. Think of how much fun you can have with the ceilings in a game room or a child’s room! Fabric treatments can also be used on the ceiling. Options here include a padded upholstered look, or a gathered, tent effect.

In summary, ceilings should not be boring or ignored. Use the ceiling to emphasize and enhance the décor of a room. Have fun and make your ceilings something pleasant to look at that will compliment your home and give it unique style.

Setting the Mood – Choosing The Right Paint Colors For Your Home

Published by Modesto Decorator under Painting

Picking which colors to paint the interior of your home can be a stressful venture. Following trends can make your home look fashionable one season, but completely outdated the next. What you want is to choose colors that will satisfy you now and in the future.

So how do you choose? In reality, there are no right or wrong colors, but there are poor color combinations. Pairing lime green paint with red accents would look terrible, whereas combining lime green and white looks cheerful and clean. One place to start is to look at what colors and textures are already present in the room, and go from there.

After looking at what you already have, consider what function the room will serve, and how you want to feel when you spend time in it. Don’t be too limited by so-called color rules. If you read a magazine article that you should never use red for a bedroom, you’re going to miss out on a rich array of options. Go with your gut, and select shades that make you happy.

Colors affect us. They can lift our spirits, make us feel tense, or make us feel at peace.

The kitchen for instance, is typically a place where family and friends gather, snack, and engage in friendly conversation. This is a great area to use bright, cheery colors that promote feelings of well-being. Yellow has long been a popular choice for this room, but be mindful of the shade you select. Lighter shades of yellow are associated in our minds with happiness and freshness, while on the other hand, a dull shade of yellow reminds us of sickness and danger.

The bedroom is your place of refuge from the rest of the world. If you want to give the room a sensuous feel, light red paint can envelop you in feelings of passion. Pink is the classic color for romance, but can be too feminine and overpowering for many people. Blue is a great choice for the bedroom if you want to create an area of stillness. The color blue promotes feelings of tranquility and has a calming effect on the mind. Blue also acts as an appetite suppressant, so be mindful of this when painting your dining room area!

When you’ve decided on what mood you want to create as well as the color family you want to use, be sure to paint a fairly large square on your wall. Don’t rely on paint chips, as the color can end up looking different on your walls. A paint chip also can’t give you an accurate idea of how the room as a whole will mesh with the new color. Your furniture, the amount of natural light in the room, and the type of flooring you have, all play a part in how color will look in the room. So you need to have a fairly large sample area to properly judge.

Selecting paint color can be intimidating, but remember to go with your gut. If you love a color and it evokes the feeling that you want, then chances are good that you will be happy with your choice for many years to come.

Landscaping Lights Are The Right Finishing Touch

Published by Modesto Decorator under Landscaping

Throughout the years, most homeowners will surely complete alot of projects around their yard. One of these projects will inevitably involve landscaping lights as there usually is not ample lighting where you want it. They may need to light up a sidewalk or other walkway, or provide some illumination around a gazebo.

Anyone visiting a local home improvement store will notice how much of a variety of landscaping lights there are. One popular option is solar lighting as there is no need to run any electrical wires or hook anything difficult up. Another plus is they can be moved around the yard as needed, even stored inside during the harsh winter months. It is much easier to keep your lights in like new condition if they are not exposed to much bad weather.

Solar lights are a real innovative product. They have batteries in them, but these batteries are actually powered by sunlight. As they sit out during the day they will quickly become fully charged. When dusk rolls around, the sensor will trigger the light to come on. The battery will have enough juice to last the entire nite. Simply stick them into the ground where you want them and you are all set. You will enjoy lighting around your landscape that same night.

Landscaping lights not only serve a lighting purpose, they also are attractive to your yard. There is a huge assortment of styles and sizes to choose from. Depending on what other items you have in your garden or backyard, you can use these lights to draw attention to more prominent things like statues or ponds. Another great idea is to shine the light directly on an old, majestic tree at nite. Your visitors will marvel at the illumination and remark that it is definitely out of the ordinary. Another big plus with solar lights is they will turn on and off automatically, so there is no need for you to do anything other than place them where you want them.

Where you place your landscaping lights should take some thought from you, and really depend on what type of look you are trying to create with your yard. It is wise not to overdo it with lighting as the effect will become overwhelming, which also may not get you in good graces with neighbors. A subtle amount of light here and there will do the trick. For ideas you should take a look at some different landscape configurations to see what appeals to you. Local home and garden shows are wonderful for this as well, since you can ask the professionals their recommendations.

Details of Water Landscapes

Published by Modesto Decorator under Landscaping

Adding water falls or ponds to your landscape is a great way to make your yard stand head and shoulders above the rest. This has been a common way of giving landscapes a unique look for many years.

If you are looking into adding water falls or ponds to your yard, there are a couple of things that you will need to keep in mind. Even though these features are great additions to any yard, if they are not set up right you will only end up causing yourself more headaches in the end.

The first thing that you will need to do is find out which part of your yard you are going to be landscaping. Remember, after you install your water falls and ponds, you will not be able to move them; at least not easily. This means that you will want to examine your entire yard, and make sure that you are building your water features exactly where you want.

After you have found a place to add these features, you will then want to look into the actual design. This can be the most fun, but difficult step involved in the entire process. You will need to pick out a design that suits your yard. This means that if you have a smaller landscape, that you will want to pick a waterfall and pond set up that meets these needs. On the other hand, if you have a large yard, you will want to add something that does not get lost in the mix.

After the design process you will then need to make sure that you find somebody that is qualified to build, and/or set everything up. This can be easily done by finding a landscaper in your area that specializes in water features. If you are feeling brave, you may want to decide to take on the task yourself. Just remember to do all of your homework before you do this. It may sound even enough to set up water falls and ponds, but after you get into the project you may find out differently.

Also, one thing that many people forget when they are thinking about setting up water features is the maintenance that goes along with them. For every water fall and pond that you have, you will also need to be able to care for them. This entails making sure that they are cleaned out every so often. Also, if your pond is going to have fish in it you will need to learn how to properly care for them.

Overall, adding water falls and ponds to your landscape is a great way to achieve a unique look. Any owner that wants to update their yard should look into this option.

5 Quick Steps to Landscaping Your Home Before You Sell

Published by Modesto Decorator under Landscaping

Your home is your most major investment. With these days of low interest rates leading to high increases in home prices you may well be either deciding to sell your home or upgrade. Homes have had the best rate of investment returns in the last number of calendar years – far outweighing such traditional investments as stocks, bonds and bank accounts.

A house is much more than that – it is the place you call home and raise your family.

If you decide that it is time to sell – perhaps you are an “empty nester” Now is an exceptional time to sell your home. Or you may just simply want to upgrade or to change.

Remember that economics is ultimately supply and demand.
The tooth is there is more demand from buyers than the supply available from sellers.
Now is an exceptional time to sell your house.

Your property may be very valuable – being in an older established neighborhood.

So ultimately in order to obtain the highest selling price what can you look for to increase your selling and asking prices as well as sell your property sooner during peak real estate sales periods . (Spring and summer for both possessions before and after the school year)

With homeowner’s priorities shifting to their outdoor living spaces, it is more important than ever that your landscaping and backyard areas look their best when it comes time to sell. And with more outdoor living spaces come more elaborate and beautiful landscaping.

Studies have shown that attractive landscaping can increase the value of a home. “ The Contribution of Landscaping to the Price of a Single Family Dwelling , South Carolina” pointed out not only homes with excellent landscaping sell 4 to 5 % higher , but homes with poor landscaping in neighborhoods with excellent landscaping sold for 8 to 10 % less.

The right landscape design can make all the difference to a prospective buyer, especially when it is beautifully and carefully executed. “First impressions are not only important for buyers but for appraisers and real estate agents as well.” South Dakota home assessment quantifier Shinderpal Jandu says.

So how much time, effort and money should you put into “sprucing “up your landscape if you are selling?

If you put in small amount of money, time and effort into your backyard, you will sell your home and probably get enough boosts in price to warrant the work. However, if you do extensive landscaping, you can consider it money spent for personal enjoyment not as a payback investment… It will certainly help you to sell your home faster, it may allow you to sell your house without needing a real estate agent but it will not impress buyers enough to increase the asking or selling price.

Some good suggestions to improve your landscape:

If you backyard is nothing but weeds, get a weed eater and cut the weeds.

Remove unsightly trees – too tall, large or inappropriate. Ensure though that you can dispose of the remains both easily, with little cost and legally.

Plant trees that will not grow to large. Fruit trees are always a good choice for a backyard

Plant low level flowers and shrubs on your lot.

_ Make sure that your back yard as well as the front is clean neat and livable.

- If there is fence make sure that it is reasonable shape if possible. A fresh coat of paint will always help to improve the value of first impressions as well as hide a multitude of sins.

Remember it is not just your house but your home and biggest lifetime investment . When you prepare to sell your house pay attention to your landscaping. Simple proper steps to landscaping can both enhance the selling price of your home and make it easier and quicker to sell.

Craftsman House Plans

Owning a craftsman home plan is like owning a piece of history. Some of America’s most prominent architects designed the Craftsman style home. The designer we think of most was Gustave Stickly. Mr. Stickly started off his career as a furniture designer. After finding great success with his furniture designs he branched our to house plans. He developed the craftsman home design.

The design is known for its simplicity. These homes are normally informal. Charm just oozes from this home design. The curb appeal of these homes makes them a hot commodity in the housing market today.

“The Craftsman,” magazine created by Gustave Sickly promoted the craftsman style. Craftsmans homes gained their name from this very magazine. The homes show off artistry in their home construction and interior furnishing. The craftsman home was for the do it yourselfer. Mr. Stickly urged people to take the craftsman home plan and build it themselves. The original design made it affordable and available to the average home owner.

Mr. Stickly does not get sole created for the homes popularity. Other top designers of the time like Henry Mather Green and Charles Sumner Greene also made this style of home common to the average consumer. These two men meshed arts and crafts with wooden buildings from Japan and China. Like so many other new house plans being developed in the US, the craftsman found its home in California as well.

The influence of the Arts & Crafts movement during the 1800′s in England gave the Craftsman house plan its foundation. This movement was started by John Ruskin, William Morris, and other English designers. The informality and simplicity of the plan was contradicted the Victorian period and the effects of the industrial revolution.

The exterior of craftsman homes differ as you cross the US. In the west craftsman homes are found with stucco and wood. In the Midwest homes are widely found with brick exteriors. As you travel further east you will find homes with more shingles on the facade.

This homes feature

* Wood, stone, or stucco siding

* Low-pitched roof

* Wide eaves with triangular brackets

* Exposed roof rafters

* Porch with thick square or round columns

* Stone porch supports

* Exterior chimney made with stone

* Open floor plans; few hallways

* Numerous windows

* Some windows with stained or leaded glass

* Beamed ceilings

* Dark wood wainscoting and moldings

* Built-in cabinets, shelves, and seating

Today more and more home developments are designing their new communities after the craftsman style house. These homes are inviting and welcoming making them a perfect fit for young families and starter homes.
